Scope in writing. If we work together, you get the scope, the timeline, and exactly how I'm paid, in writing, before you sign anything.
One point of contact through closing. I run the file personally under CBPR oversight, and bring in lenders, lawyers, or consultants only when your deal needs them.
On fees: my compensation is commission-based, like every licensed agent in BC. In most purchases and leases, it's paid from the seller's or landlord's side. Whatever your situation, I'll walk you through exactly how I'm paid before you commit to anything.

Situation 01 · Leasing
Your first retail lease in Mount Pleasant
The trap
Falling for a space before you know what it really costs to occupy.
How I'd work it
Build the full cost picture first. Basic rent plus operating costs, CAM history, and the PST details most first-timers discover too late. Then test a few corridors against your actual customer base, and negotiate the terms that matter in year three: fixturing period, renewal options, and assignment rights if you ever sell the business.

Selling an owner-occupied industrial unit in Langley
The trap
Pricing from comps alone and waiting for the market to come to you.
How I'd work it
Build a buyer map before pricing anything: the users who need this exact building, the investors hunting near-zero-vacancy industrial, and the neighbours who might pay a premium to expand. Price it with cross-market data, then run a targeted campaign to that map, the way I marketed M&A deals.
Situation 03 · Stalled Deal
A purchase that's stalled on financing
The trap
Treating a financing stall as the end of the deal.
How I'd work it
Most stalled deals are structure problems, not price problems. Can vendor terms bridge the gap? Does the timeline need to change? If a business is involved, should the business and the property be valued and financed separately? I bring the right lender or lawyer in early, while there's still a deal to save.
Where I'll tell you to slow down
Honest has to mean something, so here are three things I regularly talk clients out of.
Lease assignments where the operating costs haven't been audited. The rent looks fine; the CAM reconciliations are where tenants get hurt. We review them first, every time.
Buying in a transitioning corridor purely on pro-forma rents. Mount Pleasant and Strathcona are real stories, but a projection is not a lease. If the deal only works at tomorrow's rents, I'll say so.
Waiting for a headline that says the bottom. By the time it's printed, you're about a year late. Sometimes the right answer for you genuinely is wait, and I'll tell you that too.
